Not sure if your family qualifies for a rural house grant? This guide explains eligibility, how much you receive, how to check the 2026 beneficiary list, and what to do if your name is missing. Every step points back to the official portal, so you stay safe from intermediaries. It's written for rural families and the people helping them.
PM Awas Gramin 2026: Do You Qualify? Check Your Name
You've probably heard the stories. A cousin got a house
grant. A neighbour's name vanished from the list. Someone in the village swears
you must pay a "fee" to get on it. Confusing, right?
That's why so many families search for PM Awas Gramin every
month. The scheme is real, and it can help you build a pucca house. But
the rules changed in 2024, and plenty of old advice online is now out of date.
Here, you'll learn who qualifies, how much money you get, how to check the 2026
list, and what to do if your name isn't there. No jargon. No middlemen.
What Is PM Awas Gramin?
PM Awas Gramin is the Pradhan Mantri Awaas Yojana–Gramin, or
PMAY-G. It's a rural housing programme run by the Ministry of Rural
Development. It began on 1 April 2016 under the "Housing for All"
mission. The goal is simple: help eligible rural families build a safe,
permanent home.
Think of it as a grant, not a loan. The money goes straight to your bank account as your house comes up. The house must be at least 25 square metres and include a proper place to cook. In most cases, you build it yourself.
From Indira Awas Yojana to PMAY-G
If you still search for Indira Awas Yojana, here's the short version. PMAY-G replaced it on 1 April 2016, and the old records moved into the new system. So an "IAY list" today simply means the PMAY-G list.
How Much Money Does PMAY-G Give?
Families in plain areas get ₹1.20 lakh per house. In hilly
states, northeastern states, Jammu & Kashmir, Ladakh and some difficult
districts, the unit assistance is ₹1.30 lakh. The Centre and states
share the cost 60:40 in plain areas. In the northeast and Himalayan states, the
split is 90:10.

That's only part of the picture. You can also get up to
₹12,000 for a toilet under the Swachh Bharat Mission (Gramin). And
you're entitled to 90–95 days of paid work under MGNREGA while you
build. Add electricity, water and an LPG connection through linked schemes, and
the house starts to feel like a home.
PMAY-G 2.0: What Changed?
The government approved PMAY-G 2.0 in August 2024. It
aims to add 2 crore rural homes through 2028-29. To find families the old
census missed, officials launched the Awaas+ survey on 17 September
2024.
Eligibility also got friendlier. One recent explainer
reports the income ceiling rose to ₹15,000 a month. It also says owning a
two-wheeler or a fridge no longer disqualifies you. Rules get revised often, so
confirm every number on the official portal before you rely on it.
Who Is Eligible for PM Awas Gramin?
You don't fill out a form to become eligible. The government
picks households using SECC 2011 data and the Awaas+ survey. Then the Gram
Sabha verifies the list. Broadly, you qualify if you're houseless or live
in a kutcha or dilapidated house.
Some families move up the queue first. These include SC/ST
households, minorities, freed bonded labourers, widows and families with a
person with disability. At least 60% of the national target is reserved for
SC/ST households. This ensures the most deprived families are served first.
Who Doesn't Qualify
Families that already own a pucca house are out. So are
households with a government employee, an income-tax payer or a motorised
four-wheeler. The Awaas+ 2024 survey uses a shorter exclusion list, so ask your
panchayat which version applies to you.
Documents to Keep Ready
The paperwork is lighter than most people fear. Keep your
Aadhaar card handy, and be ready to consent to Aadhaar-based verification.
You'll also need an Aadhaar-linked bank account or post office account.
Without that link, the money can't reach you.
Here's your short checklist:
- Aadhaar
card
- Bank
or post office account details
- MGNREGA
job card (if you have one)
- Swachh
Bharat Mission registration number (if available)
Also check that the name on your Aadhaar matches your bank
passbook. A tiny spelling mismatch is a common reason payments get stuck.
How to Apply for PM Awas Gramin
Here's the twist: there's no open application form. Your
name has to come through the survey. But you can get added in t. Use the Awaas+ app, or walk into your panchayat office.
Either way, keep your acknowledgement details safe. After
the Gram Sabha checks your entry, eligible names are added to the permanent list. That
can take time, so don't panic if nothing shows up the next day.
Using the Awaas+ App
Download the Awaas+ app and complete Aadhaar-based
face authentication. Enter your household, income and house details, then
upload the photos it asks for. Submit and save the acknowledgement. You can do
a self-survey or get help from the village surveyor.
Registering at the Gram Panchayat
No smartphone? Visit the Gram Panchayat or block
office. The panchayat secretary or surveyor can check whether you're already in
the SECC or Awaas+ list. They can add you if you're not, and tell you which
documents to bring.
How to Check the PMAY-G Beneficiary List 2026
This is what most readers came for. The official site, pmayg. nic. generates a live list for the place you pick. There isn't one giant PDF for
every state. So you'll search by registration number, or by state, district,
block and village.
All three methods below are free, and none needs a trip to
the panchayat office. Choose the one that matches what you have on hand: a
registration number, your Aadhaar details, or just your village name.
Method 1: Registration Number
Go to the portal, open Stakeholders, choose IAY/PMAYG
Beneficiary, and enter your registration number. You'll see your
sanction and instalment stage. This doubles as your PMAY-G status check. No
number? Use Advanced Search with your state, district, block, panchayat and
name.
Method 2: The Full Village List
Head to AwaasSoft, then Report, then Social Audit
Reports, then "Beneficiary details for verification." Select your
state, district, block and panchayat. You'll get the whole village list. It's
the closest thing to a downloadable PDF.
Method 3: The Waiting List
Applied but not sanctioned yet? Check the Panchayat-wise Permanent Waiting List on the homepage. It shows the order in which
eligible households get sanctioned as funds are released each year.
How the Money Reaches You
Everything moves through Direct Benefit Transfer (DBT)
into your Aadhaar-linked account. No middlemen, no cash handover. The money
arrives in instalments, based on how far your construction has progressed. Build a
stage, then the next payment follows.
To prove progress, use AwaasSoft. Check your status now and then. If the
recorded stage doesn't match the money you received, tell your panchayat early.
Small mismatches are easier to fix before they pile up.
What If Your Name Isn't on the List?
Don't assume you've been rejected. The reasons are often
simple. You may not be in SECC 2011 and may not have been surveyed under Awaas+ yet.
Your Aadhaar or bank seeding may have failed. Or you may be on the waiting list
rather than the sanctioned list. New entries can also take a few weeks to
appear.
Start at your panchayat or block office and ask to be
included in the survey. If that goes nowhere, use the Public Grievances section
on the portal. Block and district officials are expected to respond to
complaints filed there.
PMAY-G vs PMAY-U: Which One Is for You?
People mix these up all the time. PMAY-G is for rural
families building a house. PMAY-U is for city households, and it works
differently. Pick the wrong portal, and you'll waste days.

If your home is in a village, stay with PMAY-G. Moving to a
town later and planning a loan? Then look at the urban scheme's current rules
on its own portal.
Watch Out for Scams
The scheme charges no fee at any stage, from survey to
instalment. If someone asks for money to "add your name" or
"push your sanction," that's a red flag. Say no, and report it to
your Gram Panchayat.
Stick to official channels. The portal is pmayg.nic.in, and
the app is Awaas+. Third-party sites that promise "guaranteed
approval" or charge for list checks aren't the government. A genuine
sanction never needs an agent.
Conclusion
PM Awas Gramin can turn a leaking kutcha home into a safe,
permanent one, but only if you know how the system works. Get surveyed, keep
your Aadhaar and bank details matching, and check your name on the official
portal. Never pay anyone to get on the list.
Have you checked your name yet? Do it today, then share this
post with a neighbour who might qualify. And if you're stuck, drop your question
in the comments.
